Westinspect provides International Property Condition Assessments (PCAs) in English-speaking and Spanish-speaking areas around the world. We specialize in small to medium Commercial Properties and larger Residential Properties. Westinspect provides site research visits combined with accurate online Property Condition Reports.
Your Report will include water intrusion concerns, safety issues, structural integrity and overall building systems including roof, foundation, plumbing, electrical, heating, and more. Based in Colorado, USA, we serve private businesses and investors in communities around the world.
Property Condition Assessments are based on the international standard: ASTM Standard E2018.
When you contact Westinspect, we will create a written Proposal with the scope of inspection services that you request. International PCAs are scheduled promptly after your acceptance of our Proposal. Turnaround time, from initial scheduling to final written Property Condition Report, is one to four weeks, depending on accessibility of the property.
The Team Approach: Based on the size and complexity of your project, one or more professional specialists may assist with the PCA. For example, specialist electrician, plumber, structural engineer, or others may be consulted during the PCA process. The cost of any specialists will be included in the written Proposal. If significant unforeseen conditions are discovered during the on-site inspection, we may ask if you want to have additional specialist consultations.
Prices are determined by location and property size. You will find that our prices are comparable to, or better than, hiring a local engineer. And unlike most engineers, we have the expertise that is needed to create a comprehensive Property Condition Report. Your written Proposal will include the exact cost for your International Property Condition Assessment.
A deposit of US$3000 is due when your PCA is scheduled. At that time, you may use the PayPal online payment button at the bottom of this page.
The remaining balance of your fee is due in two payments: Half on the date of the on-site inspection, and the other half on the date of your final written report. These final two payments are payable through PayPal, or bank-guaranteed check, or in cash, using US$ or local currency.
The 20% Benefit: For all International PCAs of private and commercial properties, 20% of the fee will be donated to a children's charity in that country. For example, all private inspection-consultations in the Philippines result in a 20% donation to New Faith Family Childrens Home in Mindanao. On the other hand, all International PCAs performed directly for NGO's and ministry organizations will receive a 20% discount from the standard fee.
You will be responsible for the inspector's transportation from your nearest commercial airport to the inspection site, or to nearby simple accommodations. You are not responsible to pay for accommodations.
The inspector will bring all needed tools, except for a ladder. If roofs or other areas cannot be inspected from the ground, you will be responsible to provide a safe, solidly-constructed ladder or scaffolding. The inspector reserves the right to decline use of unsafe ladders or scaffolding.

PCAs are treated as a type of consultation in most countries. Remember that your International Property Condition Assessment is not a substitute for local building code inspections and zoning inspections. Commercial inspections are available in most USA locations, except where limited by local regulation. Residential inspections in the USA are available in Colorado.
