TWO TYPES OF PROPERTY CONDITION ASSESSMENTS (PCA)

Westinspect specializes in Property Condition Assessments (PCAs) for small and medium businesses (up to 100,000 square feet or 10,000 square meters). And we specialize in serving private investors, worldwide NGOs, and international homeowners. We provide site research visits by a Certified Commercial Inspector, combined with detailed online Property Condition Reports. Property Condition Assessments are based on the international standard: ASTM Standard E2018. The PCA is an important part of your due diligence in puchasing real estate property.
- STANDARD PCA includes all of the components in the ASTM Standard E2018, based on your specific type of property.
- BASIC PCA includes all components in ASTM Standard E2018, except for Section 7 (Document Review and Interviews) and Section 9 (Opinions of Probable Costs). The BASIC PCA is a less expensive alternative for many property situations.
When you contact Westinspect, we create a written Proposal with the scope of inspection services that you request. PCAs are scheduled promptly after your acceptance of our Proposal. Typical turnaround time, from initial scheduling to final written Property Condition Report, is one to four weeks, depending on accessibility of the property. Based in Colorado, USA, we serve private businesses, organizations and investors in North America, South America, and Asia.
The Team Approach: Based on the size and complexity of your project, other professional specialists may assist with the PCA. For example, specialist electrician, plumber, structural engineer, or others may be consulted during the PCA process. The cost of any specialists is included in the written Proposal. If significant unforeseen conditions are discovered on-site, you will have the option for additional specialist consultations.
Prices are determined by location and property size. Our prices are comparable to hiring a local engineer. But unlike many engineers, we have the expertise that is needed to create a comprehensive Property Condition Report. Your written Proposal includes the exact cost for your Property Condition Assessment.
Depending on location, a deposit may be required when your PCA is scheduled. For the remaining balance of your inspection fee, half is due on the date of the onsite inspection, and the other half is due on the date of your final written Property Condition Report.

Remember that your Property Condition Assessment is not a substitute for local building code inspections and zoning inspections. In some USA locations, Commercial Inspections are limited by local regulation.
