Property Condition Assessment (PCA) of the improvements located on a parcel of commercial real estate includes a walk-through survey of the property, plus relevant research about the property. The standards for performing a PCA are found in ASTM International's document E2018-08. The goal is to identify physical deficiencies and conditions to the client, as an important part of your due diligence. This information is presented in a standard Property Condition Report (PCR).

(1) Documentation review and interviews,
(2) Walk-through survey,
(3) Preparation of opinion of probable remedies, and
(4) Property Condition Report (PCR).

You will receive a written proposal that defines the scope and cost of your Property Condition Assessment. A free preliminary site visit may be available, depending on your location. The scope of your PCA will be based on your needs and on the size of the property. Specialty consultants or licensed contractors may or may not be included in the PCA, based on the scope of the project.
